Our Let Only service is designed to quickly find a reliable tenant to move into your property. Here’s what we do:

Free Market Appraisal & Valuation:

  • Provide rental advice and review of the current market
  • Carry out an assessment of the property and advise you on whether any maintenance and/or improvement work is required
  • Safety regulations to bear in mind
  • Marketing options available

Marketing:

  • Prepare the property details and photographs
  • Prepare an Energy Performance Certificate (EPC), a statutory requirement which must be available at the time of marketing
  • List your properties on various websites including our own company website www.pulsepropertymanagement.co.uk and other portals such as rightmove.co.uk and globrix.com
  • Mailshot all relevant applicants, relocation agents and companies listed on our database
  • Erect a ‘To Let’ board on site as requested

Viewings and Feedback Reports:

  • Arrange viewings for prospective tenants
  • Ensure regular contact is made with you to discuss progress and feedback

Application received from a prospective tenant

  • Negotiate all the details of the tenancy on your behalf
  • Carry out full referencing checks via a recognised national specialist
  • Arrange for rent protection as requested
  • Prepare and complete the tenancy agreement
  • Collect, register and hold the deposit as stakeholder for the duration of the tenancy as requested
  • Collect the first month’s rent in advance
  • Ensure the tenant has a standing order set up for rental payments
  • Arrange preparation of an inventory if required
  • Assist with ensuring all necessary safety checks are carried out
  • Hand over keys to the tenant
  • Notify the Landlord of completion of the tenancy

What Happens When a Tenant decides to leave?

  • We will contact you to find out if you would like us to re-let the premises
  • Commence marketing if re-instructed
  • Once you and the tenant have reached a mutual agreement regarding any deductions from their deposit and we are informed of this agreement in writing by both parties, we will refund the tenant's deposit
  • Negotiate fully the deposit return, including any minor between-tenancy maintenance, cleaning and final preparations for the new tenancy

What Happens When the Original Term Expires?

  • Unless otherwise advised by you, the agreement will continue on a periodic basis
  • If instructed by you, we can issue a notice to renew the tenancy
  • We will notify you should the tenant/tenants apply to renew for a fixed term

FULL MANAGEMENT SERVICE

Our comprehensive property management service is designed to relieve you of the commitment of being a full-time landlord whilst providing you with peace of mind that your property is in safe hands. We are trusted by landlords residing in the UK and abroad to manage large property portfolios nationwide. We have experienced property managers who are assigned to look after your property and the tenants on a day-to-day basis, ensuring everything is well maintained and cared for. 

This service includes all the elements of the Let Only service plus the following additional features:

  • Notify utility companies (electricity, gas, water) and council tax in writing
  • Arranging and supervising repairs and maintenance
  • Collection of rent and attend to invoices and regular outgoings as instructed (including insurance, block service charges and ground rent where applicable)
  • Monthly remittance of rent to your nominated bank account after deduction of fees and maintenance invoices
  • Carry out inspections of the property at the commencement of the agreement, every quarter during the agreement and at the end of the agreement
  • Administration of insurance claims when necessary subject to an additional charge may be recoverable in the event of a successful claim
  • Check-In and Check-Out Inventories as requested
  • Full negotiation of deposit return
  • Arranging and supervising between-tenancy maintenance, cleaning, if required and final preparation for each new tenancy
  • Issuing Notices for Possession and arrears of rent
  • Dealing with registration of overseas landlords
  • Pursuing rent arrears and enforcing legal action as necessary
